Ask the builders anything - open discussion on our thoughts about the industry

“High performance doesn’t stop at products. It’s the system.”

That was the thread running through our latest conversation with Sven Maxa from Maxa Design, and it’s a good reminder for anyone who thinks Passive House is just a shopping list of premium materials. This episode was a little different. We flipped the usual format and let Sven lead the discussion, which meant we were the ones in the hot seat for once.

What followed was a proper behind-the-scenes look at what it takes to deliver high-performance homes in the real world. Not the glossy version. The version with airtightness targets, contract realities, messy documentation, and the constant need for clear communication.

Collaboration is Not Optional

If there was one theme that kept coming up, it was collaboration. Passive House and high-performance building only works when designers and builders are aligned early. Ideally, everyone is engaged simultaneously, working as one team from day one.

Yes, the numbers matter. Cost planning matters. But so does transparency. So does being honest about what is possible, what is risky, and what needs to be locked in early to avoid blowouts and rework later.

When High Performance Becomes a System

Sven challenged us on where high performance stops being about the product and becomes about the system. That question matters because it changes how you approach the whole build.

High-performance outcomes come from consistent execution. Testing. Verification. Attention to detail across every trade and every stage. You cannot buy your way into performance if the process is loose.

The Industry Reality Check

We also got into the parts of building that rarely make it into marketing. Missteps. Client challenges. Boundary setting. The complexity that comes from unclear documentation, or documentation that prioritises aesthetics over buildability.

We shared stories about tricky clients and the extra layers of difficulty that show up when you are building for friends or family. The lesson is simple. Clear boundaries and clear expectations are not cold. They are kind. They protect everyone.

What Needs to Change Next

We finished by looking forward. Legislation and education are where we see the next big leaps in residential construction. If we want better buildings at scale, change has to be systemic. Higher minimum standards. Better industry training. More shared understanding of why these details matter.

Because when you raise the baseline, you do not just improve comfort and efficiency. You reduce risk, improve durability, and lift the whole idustry.

This episode is a reminder that Passive House is not a trend. It is a discipline. It rewards teams who communicate early, document properly, and treat performance as something you verify, not something you assume.
